Texas law requires all brokers and sales agents to provide written notice regarding information about brokerage services at the first substantive communication with prospective buyers, tenants, sellers, and landlords concerning specific real property. 

Information About Broker Services: You can download Here or Go to HAR/ Members Only Portal and type Information About Brokerage Service in the "Where to Search" and select "Information About Brokerage Services"

When you download from HAR, the IABS is auto filled all blank. You have to double check all information are accurate. If you are a member of a team, your Team Lead should be the Licensed Supervisor of Sales Agent. Per TREC, a license holder who leads, supervises, directs, or manages a team must also be delegated as a supervisor. Make sure he/ she is registered as delegated supervisor with TREC.

Posting and Delivery are BOTH required. 

Posting The IABS: Follow these simple rules 

  • All blanks must be correctly filled out. Don't post blank form, dude! 
  • Post a direct link to IABS labelled "Texas Real Estate Commission Information About Brokerage Services", in at lease 10 point font, OR "TREC Information About Brokerage Services" in at lease 12 font on the homepage of the website, social media pages, in a readily noticeable place. 
  • On social media, there are few ways you can do: post a link to homepage of the business' website with the completed IABS is linked in the social media profiles, post as featured images. 

Delivery of the IABS

  • Via email: make sure in the body of an email. The link must be above the email signature block, OR add attached file and in the body of the email must specifically reference the IABS. Follow us back for sample how to set up in the email. I would recommend you to set up in all devices including mobile device. 
  • Physically: Give complete IABS in person or First class mail or overnight common carrier delivery service. 

2. Consumer Protection Notice: You are responsible to post and delivery the most up-to-date form. Click Here to download from TREC. This notice must be displayed in a readily noticeable location in each place of business and must be posted on your business website homepage in a readily noticeable place. The link on the website must either state "Texas Real Estate Commission Consumer Protection Notice" in at least 10 point font or "TREC Consumer Protection Notice" in at least 12 point font.
